Ownership
Unlike many of the developments in the region, a purchaser
of a home in the Caye Winds development will enjoy full legal
to their property.
Rental
Pool
Owners will have the option of placing their unit in the rental
pool. We will assist in Setting up an offshore holding company
and banking facilities should that be required. Very attractive
returns are projected – as it is the owners who will,
ultimately, control the management of the community and of
the rental pool. While that function will, in all likelihood,
be neglected by the Owners to a third party, the Owners will
control their own cost and thereby maximize returns.
Service
Staff
Our concept is one of high service and luxury. There will
be a concierge to cater to the needs of our guests –
whether arranging a deep sea fishing guide, or finding the
right wine for dinner. A butler and a personal chef will also
be available as required.

"Front
elevation"
Dock
The Owners and their guests are entitled to the use of the
dock (s) and mooring facilities. A ferry service will be operated
from the dock on order to provide regular and comfortable
transport to San Pedro Township. Private water taxis are also
available.
Lake
The lake located on the property is wholly the property of
the community, including the boat/kayak access from the rear
of the property. The mangrove growth along the rear (westward)
expanse of the lake will be maintained for the aesthetic enjoyment
of the Owners. Tarpon and other fish can be found in this
lake.
Water
Treatment
A reverse osmosis treatment plant will provide excellent quality
of water. Each unit will have its own substantial cistern
and there will be a main cistern to ensure that there is no
interruption in water service. Each unit will have its own
pump to provide good and consistent water pressure.
Septic
System
An anaerobic septic system will treat the effluent with no
harm to the fragile surrounding environment. The resulting
grey water is virtually pure, apart from its high concentration
on nitrates and sulfides-making it an excellent resource to
preserve the lush and rich foliage which will grace the property.
Electrical
Service
Initially, electrical service will be provided by operation
of a diesel generator. In the not- too-distant future, the
land will be connected to the San Pedro power grid which imports
power from Mexico. The generator will, then, be relegated
to a role as a back-up.
Telephone/Cablevision/Internet
Telephone, cablevision and high speed internet service will
be provided. With companies such as Vonage, you will be able
to maintain your “local” North American telephone
number and operate your business, home and fax lines as though
you were still in North America- with no additional long distance
charges.
Appliances/Furniture
Stainless steel appliances are included. You may select either
a gas or electric range- as each home comes standard with
the necessary connections for both. The Developer will assist
the new Owner in the shipment or local fabrication of furniture
to suit his/her tastes and needs. A designer is available
for a complementary consultation with the new Owner.

Surrounding
Lands
The Costa del Sol region in which Caye Winds is located is
a 2300 acre parcel of prime real estate owned by a wealthy
and passionate Belize-supporter from Calgary who intends to
make this region the most charming and exclusive in the Caribbean.
A golf course, an airport capable of accommodating executive
jets, a road connecting the lands to San Pedro and a variety
of other amenities are slated for these lands. The two large
platforms on the docks to the south if the Caye Winds development
will accommodate fine restaurants (one being Goan cuisine
and the other Italian).
The
region is unique, too, as there are architectural and planning
controls in place to ensure that future development stays
the course of this vision. Of note, too, is the region is
effectively a “gated” community by operation of
its geography.
You
need only to ask a local what San Pedro is like there, five
or ten years ago, or a realtor as to what property values
were like during that span to appreciate the inevitability
of the development of the surrounding lands and to appreciate

Banking/ Taxation Issues
Belize boasts a world class offshore banking industry offering

holdings to an anonymous offshore IBC (International Business
Corporation) and in taking title to one’s Caye Winds
residence through such a structure.

sale in twelve fractional shares- each representing a month.

Group Inc.” will be established and the shares in that
company will be held by the respective Owners.
Unlike
traditional time share sales models, a purchaser in this case
has a direct ownership interest in the title to the land,
which affords that owner a tangible and saleable.
The purchaser may
occupy the property, or may derive rental revenue during his/her
month.
